Brasier Freeth was engaged by Prologis, a global leader in logistics real estate, to support the development and leasehold disposals of Prologis Park in Hemel Hempstead. Positioned at Junction 8 of the M1, this 60 acre park has become one of the Southern M1 corridor’s most successful logistics destinations, strategically located to serve London, the Midlands, and beyond.

As a team with a deep-rooted understanding of industrial properties in Hertfordshire, we brought local expertise and long-standing occupier and developer relationships to this landmark project.

 

The Challenge

Prologis wanted to transform a strategic location into a premier logistics hub in a market challenged by constrained supply and increasing demand for high-quality industrial property to rent.

Our brief was to:

  • Provide commercial advice across all phases of development
  • Dispose of high-spec leasehold units to a variety of occupiers
  • Unlock future growth potential through additional land acquisition

To do this, we needed to identify suitable occupiers, maximise pre-let opportunities, and guide strategic off-market land deals. All this, while ensuring alignment with the client’s aspirations for quality, scale, and sustainability.

 

Our Solution

Our team worked closely alongside Prologis to realise a phased development plan that has now extended across 60 acres. We provided full industrial property agency services, including:

  • Marketing and leasing of new build Grade A industrial/distribution units
  • Strategic acquisition of further land parcels off-market
  • Advisory support to ensure product matched market expectations

By leveraging our granular agency knowledge of the local and regional market, we helped shape and deliver space that met the needs of occupiers ranging from logistics giants to specialist manufacturers.

 

Our Results

Phase 1 – Market Success

We delivered a range of lettings including:

  • DC1 – 149,393 sq. ft pre-let to NTT
  • DC2 – 80,000 sq. ft pre-let to Evri
  • DC3 – 169,649 sq. ft let to Vitabiotics
  • DC4–DC4C – A cluster of units ranging from 8,787 to 14,252 sq. ft let to Lords Builders Merchants, Nile Trading, and Focus Logistics
  • DC5 & DC6 – 77,000 sq. ft recently refurbished to Grade A, now available individually or as a combined unit
  • DC7 – 22,094 sq. ft let to Northern Building Plastics

Phase 2 – Strategic Growth

We acquired 11.5 acres off-market for park extension and then let a 234,000 sq. ft speculative unit to a data centre operator.

Phase 3 – Future-Focused Delivery

  • We used our expert market knowledge to secure 17 acres off-market at Green Lane; ultimately, completing five new logistics units in Spring 2025.
  • The largest unit was 74,500 sq. Ft, which was let during construction to Aerospheres.
  • There are now four units available, from 20,500 to 65,000 sq. ft, offering rare opportunities for industrial property to let in Hertfordshire.
